Is there property tax in Oman? Today, and from 2028
None today. A personal income tax starts in 2028, and it counts rent and sale gains.
- The Tax Authority lists income tax, excise, VAT and personal income tax. It lists no property tax.
- Residential rent is exempt from VAT.
- From 1 January 2028 a 5% personal income tax applies, and only on income above OMR 42,000 a year.
- From then, rent and gains from selling property both count as income. Gains on your main home are exempt if you sell at least two years after telling the Tax Authority it is your main home, and a second home is exempt once in a lifetime.
- Landlords may deduct a flat 15% of rental income as costs, or their actual costs instead.
