Buying in Golf Hills: common questions

Can foreigners buy property in Golf Hills?

Yes. Golf Hills is an Integrated Tourism Complex (ITC), one of the areas in Oman where foreigners can hold full freehold title and qualify for Oman residency.

Does buying in Golf Hills qualify for Oman's golden visa?

Any freehold purchase in an eligible area, including Golf Hills, qualifies the owner for Oman's renewable owner residency permit, at any price. From OMR 250,000, purchases also qualify for the national Golden Residency programme relaunched in August 2025 (5 year permit, or 10 years from OMR 500,000).

Is the freehold title at Golf Hills for life?

Yes. Title at Golf Hills is perpetual, transferable, and inheritable. Resale to other foreign buyers is permitted, subject to standard registration.

Are family members covered by the residency?

The freehold residency programme extends to the buyer's spouse and dependent children, subject to documentation requirements at registration.
