Notice, renewal and eviction: the reasons a lease can end early

Set reasons only, and notice periods that protect you.

  • Rent unpaid 15 days after it is due is a ground for eviction, but none is ordered if you pay the arrears and the landlord's legal costs before the dispute is decided.
  • Using the home for another purpose, or subletting it without the landlord's written permission, are grounds too.
  • A landlord who needs the home to live in, for themselves, a spouse or a close relative, must give you at least six months to leave.
  • A municipal demolition licence is a ground as well, with up to three months to leave for an unsafe building and six months for a rebuild.
  • A landlord who does not want to renew after the protected period must tell you at least three months before the lease ends.
  • Selling the property does not end your lease: the new owner is bound by the same rules.
