موثّق قراءة في 3 دقائق · 4 مصادر Registering your lease in Muscat: who pays the 3%, and what happens if you skip it The landlord registers and pays, unless your contract says the tenant does.
  • By law the landlord registers the lease with the municipality, unless you both agree that the tenant will do it.
  • The fee is the landlord's. If you register the lease yourself, you can take the fee off the rent.
  • In Muscat the fee is 3% of the monthly rent times the contract period. A lease of OMR 100 a month for a year costs OMR 36.
  • Register within one month of signing. A lease that is not registered cannot be relied on before any official body, and registering late adds a fine of three times the fee for the period of delay.
  • Lease services are online: you can register, renew, change or cancel a lease on the Muscat Municipality website. Renewal is also offered in the Baladiyati app and at Sanad offices.

موثّق قراءة في دقيقتين · مصدر واحد Can your landlord raise the rent? What the law actually says Not for three years from the start of the lease, unless your contract says otherwise.
  • A landlord may not raise the rent of a home until three years have passed since the lease began, or since the last agreed increase, unless the contract says otherwise.
  • "Lease start" means the day the relationship first began under contract, not each yearly renewal at the municipality.
  • One exception: if you asked for improvements and the landlord carried them out, the rent can rise in proportion to their cost.
  • We found no percentage cap on increases in the law text. Read your contract closely: the words "unless agreed otherwise" matter.

المنشور على X: "Omani law: no rent increase until 3 years after the lease starts or after the last agreed increase, unless the contract says otherwise. We found no percentage cap in the law text."

موثّق قراءة في 3 دقائق · مصدر واحد Notice, renewal and eviction: the reasons a lease can end early Set reasons only, and notice periods that protect you.
  • Rent unpaid 15 days after it is due is a ground for eviction, but none is ordered if you pay the arrears and the landlord's legal costs before the dispute is decided.
  • Using the home for another purpose, or subletting it without the landlord's written permission, are grounds too.
  • A landlord who needs the home to live in, for themselves, a spouse or a close relative, must give you at least six months to leave.
  • A municipal demolition licence is a ground as well, with up to three months to leave for an unsafe building and six months for a rebuild.
  • A landlord who does not want to renew after the protected period must tell you at least three months before the lease ends.
  • Selling the property does not end your lease: the new owner is bound by the same rules.

المنشور على X: "Before the lease ends, a landlord can ask you to leave only for set reasons: rent unpaid 15 days, misuse, unapproved subletting, own family use, or a demolition licence."

موثّق قراءة في دقيقتين · مصدر واحد The new Real Estate Registry Law: why "registered" matters even more In force since 18 May 2026.
  • Royal Decree 56/2026 issued a new Real Estate Registry Law. It took effect on 18 May 2026 and replaced the 1998 system.
  • Any deal that creates or transfers property rights must be registered. An unregistered deal only binds the two people who signed it.
  • Off-plan units go into a preliminary register with the same legal force as the main one.
  • A title deed can now be paper or electronic.
